Evolve Bank & Trust has outlined the documentation lenders may request when a homebuyer uses money received as a gift towards a purchase. Its April 24, 2025 mortgage guide focuses on establishing where the funds came from and whether repayment is expected.

The bank recommends a gift letter setting out the details of the transfer, identifying the donor and recipient and carrying both parties’ signatures. It says the letter should establish that the person providing the money does not expect the homebuyer to repay it.

Evolve also notes that a lender may ask the donor additional questions. Its guide explains that the acceptable source of a gift can depend on the mortgage programme, including how that programme defines an eligible family relationship.
