Yardi expanded its RentCafe Rewards partnership with Kigo, an Augeo company, on February 10, 2026. The addition of local savings and new earning routes brings more commercial activity into the resident app, where points can ultimately be exchanged for gift cards and other rewards. [S01]

For the gift card industry, the attraction is an existing distribution relationship. Residents already have a reason to interact with their property manager’s software. A reward supplier entering that environment does not have to persuade every prospective user to visit a separate gifting website first.

Property software meets loyalty infrastructure

Yardi’s real-estate software business dates to 1984. It supplies systems to property-sector customers, so its starting position is the operator relationship rather than the sale of retail rewards. [S03] Kigo supplies the loyalty platform and reward experience under Augeo’s ownership. [S01]

The partnership consequently combines access to residents with the machinery for presenting offers and fulfilling rewards. For Yardi, the possible gain is a more useful resident service supporting the wider software relationship. For Kigo and participating suppliers, it is another route to transactions within an established application.

Yardi describes no programme charge to residents or property operators and a marketplace exceeding 1.5 million options. That figure includes merchandise, travel and events as well as gift cards; it is not a gift-card brand count. [S01]

Purchase rewards and discounts

The model gives a service provider a reason to reward a qualifying action and gives the resident a reason to complete it through a particular channel. It can therefore function as distribution as well as a benefit. However, the announcement does not disclose who funds each offer or how commercial proceeds are divided.

Neither the existence of an offer nor the size of a catalogue establishes a saving for every resident. An individual must find something relevant and satisfy its conditions. A discounted purchase that was not otherwise needed is not equivalent to a reduction in rent.

The contract distinguishes several types of value

The terms subsequently published on April 17 specify that internet purchases must originate through the resident portal and remain active for 90 consecutive days, with points typically credited another 15 to 20 business days later. [S02] That waiting period makes successful fulfilment part of the economic exchange, rather than rewarding an initial click alone.

The same document gives RentCafe points a two-year redemption period, but its separate Kigo provisions use a 365-day inactivity rule for accrued rewards. Kigo discount offers and promotional credits are not gift cards; gift-card awards have the issuing merchant’s conditions. These distinctions should not be collapsed into one universal expiry policy. [S02]

Those are later contractual details, not proof that every condition was identical in February. They also show why a resident app can contain several benefits whose names sound similar but whose earning and spending rules differ.

Retention remains an outcome to demonstrate

The companies present the expansion as support for resident satisfaction and loyalty, without disclosing a measured increase in renewals or redemptions. [S01] A resident finding a useful reward could become more positive about the service, but that does not establish a decision to renew a lease.

The commercial test is whether meaningful use develops around the additional offers, at a cost the participating businesses can sustain. Catalogue size describes supply. Qualifying transactions and completed redemptions would provide the stronger evidence of demand.
